The consultation period runs from 20th October - 11th November 2022, so please feel free to give feedback online during this time.&nbsp;Ensuring high quality designGood quality design is at the heart of creating sustainable and successful communities.We are committed to achieving high quality design throughout. We will take a holistic approach to ensuring high quality within West of Ifield, using a Design Code to ensure our delivery partners build to high standards and respond to our vision as a whole. Information on how Design Codes are used can be found in the National Model Design Code (www.gov.uk/government/publications/national-model-design-code).We have started to prepare a Design Code for the West of Ifield that will set out the minimum standards that future development must achieve, focusing on environment obligations and targets, design quality and functionality.It is intended that the Design Code will cover both a number of overarching design principles and more detailed requirements for each character area.Each section will set out key design objectives that must be achieved, with future planning applications required to demonstrate how these are achieved. There will also be a number of both mandatory &ndash; those design requirements considered to be of the upmost importance - and advisory coding &ndash; to provide clarity and further suggestions of how the illustrative proposals should evolve in line with the design intentions of the masterplan.In most cases, precedent images and best practice examples will be used to illustrate the desired outcomes.We would like your views on what the West of Ifield Design Code will look like. We will help create a thriving and inclusive community that encompasses all that is good about Horsham and Crawley.We are actively engaged with delivery partners to ensure the creation of new infrastructure is prioritised and responds to local needs.<img src="https://res.cloudinary.com/commonplace-digital-limited/image/upload/v1666093580/projects/5df7699412a2c08018cab2fd/nzaev9idpanaxxdkxs9j.jpg" class="fr-fic fr-dib" data-uw-rm-ima="hd" alt="Drawing of a street view">How will we do this:&bull; Accelerate the building of a new secondary school (with capacity 1,200 + 400 place sixth form) that will help meet existing shortfalls in school places within the local area.&bull; Build a new primary school (with capacity for 630 places) with early years and Special Educational Needs provision.&bull; Create a multi-purpose community hub.&bull; Build new local facilities including a food store, shops, leisure and recreational facilities.&bull; Safeguard space for a healthcare facility.&bull; Build 3,000 homes across a mix of tenures to respond to locally identified needs.<div data-uw-rm-mod="">&bull; Provide a new site for the Gypsy and Traveller community.</div>&bull; Commit to a minimum of 35% affordable housing &ndash; and to go beyond this where possible.&bull; Build a new innovation centre.

Consultation 2022: Board 11 - Crawley Western Link

The consultation period runs from 20th October - 11th November 2022, so please feel free to give feedback online during this time.&nbsp;Our visionThe building of the first phase of a new transport corridor &ndash; Crawley Western Link &ndash; will connect West of Ifield with Crawley and the wider area. It forms a key part of our commitment to reducing local traffic impacts and providing alternative travel choices.The Crawley Western Link (CWL) will provide the main access to West of Ifield and be designed to be extended in the future in line with local aspirations for a new strategic transport connection between the A23 and A264.What will the CWL look like?The first phase of the CWL will connect to Charlwood Road in the north east (between Ifield Green and Bonnets Lane) and Rusper Road in the southwest.Accommodating different transport users, the CWL will provide a new road link alongside continuous dedicated bus lanes, segregated walking and cycling lanes.The design of the CWL, considers requirements set out by local highway authority, makes best use of environmental features, accommodates sustainable drainage features and ensures that it will be accessible and inclusive for all.The below image is a typical section of the CWL and shows how cyclists and pedestrians will be accommodated.<img src="https://res.cloudinary.com/commonplace-digital-limited/image/upload/v1666025567/projects/5df7699412a2c08018cab2fd/n6fvuorbl9gbuoqjcrpo.jpg" class="fr-fic fr-dib" data-uw-rm-ima="ai-w" alt="Drawing of road typologies">Proposed changes to Rusper RoadWe propose to re-configure Rusper Road, closing it where it crosses the CWL but maintaining access for walking and cycling.Image reflective of Southern half of the Link Road.&nbsp;<img src="https://res.cloudinary.com/commonplace-digital-limited/image/upload/v1666883450/projects/5df7699412a2c08018cab2fd/zyjjhzpb3zbw9iksma9o.png" class="fr-fic fr-dib" alt="Drawn road map" data-uw-rm-ima-original="drawn road map">The design has been tested using approved transport models to demonstrate that it can meet future travel from the West of Ifield as well as future demand within the wider area.KEY - Crawley Western Link (continuous bus lane in each direction, segregated cycle and pedestrian paths and a lane for traffic in each direction) - Pedestrian, cycle and bus access only - No through route, access only for residents - Existing Rusper Road unchanged - Pedestrian, cycle bus and general traffic route (20mph) - For journeys to Rusper - Pedestrian and cycle access onlyWhile this will affect how people currently use Rusper Road, our proposals will:&bull; Reduce the impact on local residents.&bull; Allow existing journeys to be madevia the CWL.&bull; Create better opportunities for active travel between Rusper Road and Ifield station.

The consultation period runs from 20th October - 11th November 2022, so please feel free to give feedback online during this time.&nbsp;Our visionWe are committed to ensuring that the scheme is environmentally responsible.We have undertaken extensive ecological surveys and engagement with recognised bodies including Natural England to understand the ecological value of the site, ensure it is maintained and identify opportunities to improve natural value and support habitat recovery.The masterplan establishes a number of principles that will shape future development and are embedded throughout the creation of the scheme. <img src="https://res.cloudinary.com/commonplace-digital-limited/image/upload/v1666093087/projects/5df7699412a2c08018cab2fd/ubv9vumhq4i3ltaiqo7g.png" class="fr-fic fr-dib" data-uw-rm-ima="hd" alt="River and fields">The Avenue, Coking Works, Country ParkHow will we do this:&bull; Protecting Ifield Brook Meadow and river corridors by excluding these areas from development, introducing strong landscape buffers and identifying opportunities to enhance them further.&bull; Identifying and retaining Ancient Woodland and veteran trees.&bull; Retaining 50% of the site as open space.&bull; Achieving at least 10% Biodiversity Net Increase by improving the ecological value of existing agricultural land and introducing green corridors and new habitats.&bull; Creating accessible natural green space along the River Mole, connecting existing open space along Ifield Brook and the wider Nature Recovery Network.&bull; Avoiding development flood risk areas. Where new river crossings are required for new transport corridors, these will be designed to accommodate future flood risk.&bull; Retaining existing landscape features in the western and southern part of the site.&bull; Reflecting historic landscape character in the design and protecting key heritage assets including the setting of St Margaret&rsquo;s Church.&bull; Supporting the route to Net Zero Carbon with a significant reduction in carbon emissions in line with the emerging Future Homes standard and local requirements.&bull; We are working closely with Horsham District Council and other stakeholders on water neutrality and will reduce water consumption in all new buildings.
